Room 1 - Panoramique – 70 m² :
Room, Ground level, view of the garden. This bedroom has 1 double bed King size. Bathroom private, with bathtub, bidet. separate WC room. This bedroom includes also TV, dressing room, private terrace.

Room 2 - Élégance – 25 m² :
Room, 1st floor, view of the garden. This bedroom has 1 double bed 180 cm. Bathroom private, with bathtub, 1 washbasin. WC in the bathroom. This bedroom includes also balcony.

Room 3 - Authentique – 25 m² :
Room, 1st floor. This bedroom has 1 double bed 180 cm. Bathroom private, with 2 washbasins, walk-in shower. separate WC room. This bedroom includes also balcony.

Room 4 - Dortoir – 12 m² :
Children bedroom, view of the garden. This bedroom has 3 bunk beds 90 cm. Bathroom shared, with bathtub, 1 washbasin. WC are shared.

Room 5 - Spacieuse – 35 m² :
Room, 1st floor, view of the garden. This bedroom has 1 double bed 180 cm. Bathroom shared, with 2 washbasins, walk-in shower. separate WC room.

Room 6 - Mirador – 40 m² :
Room, 1st floor. This bedroom has 1 double bed 180 cm. Bathroom shared, with 2 washbasins, walk-in shower. separate WC room.

Room 7 - Panoramique Unique – 32 m² :
Room. This bedroom has 1 double bed 180 cm. Bathroom private, with walk-in shower, 1 washbasin. separate WC room.

Room 8 - Contemporaine – 30 m² :
Room. This bedroom has 1 double bed 180 cm. Bathroom private, with 2 washbasins, bathtub. separate WC room.

Room 9 - Élégance Suprême – 35 m² :
Room, direct access to the terrace. This bedroom has 1 double bed 180 cm. Bathroom private, with 2 washbasins, bathtub. separate WC room.

Room 10 - Dortoir Enfants – 12 m² :
Room, 1st floor. This bedroom has 6 bunk beds 90 cm. Bathroom shared, with bathtub, 1 washbasin. separate WC room.

Room 11 - Nid d’Oiseau – 30 m² :
Room, 2nd floor. This bedroom has 1 double bed 180 cm. Bathroom private, with walk-in shower, 1 washbasin. WC in the bathroom. This bedroom includes also private terrace.

Notes:
- The villa can accommodate up to 21 adults, 18 in the 9 double bedrooms and the rest in the dormitory.
- The dormitories (bedrooms 4 and 10) share a bathroom.
- Rooms 5 and 6 share a bathroom.
- 1st dormitory (room 4): Not suitable for adults — except possibly for a single adult on the lower bunk.
- 2nd dormitory (room 10): Not suitable for adults — except possibly for two adults using the lower bunk.


Indoors 

The living spaces combine authentic charm with modernity. The house is designed for large families: each room exudes comfort, southern warmth and joie de vivre.
You will appreciate the spacious living room, decorated with family furniture, photos and souvenirs that give the house its unique soul.
The 80 m² fully equipped kitchen is ideal for hosting large gatherings or cooking together.
You will also find a convivial dining room, a play area for the little ones and a library. Everything is designed to combine relaxation, interaction and independence.
For your comfort, the house also has an indoor swimming pool heated to 32°C (6 x 2.2m - Depth : 1.2 to 3m) with a counter-current system, accessible all year round.


Outdoors 

With two hectares open onto five hectares of vineyards, the park combines nature, leisure and relaxation:
- Outdoor swimming pool (12 x 6m) with sun loungers, lawns and century-old trees.
- Shaded terraces and a large dining area under the pine trees, seating 27 guests.
- Numerous facilities for children to enjoy: Playground (sports course) for children, 4.3m trampoline, 30m zip line (maximum age 10), 3 swings, 1 large tree house, cross-country course.
- Mini farm 10 metres from the house: deer, llamas, alpacas, horses, goats, yaks, sheep, cows, poultry... A real educational and sensory paradise.

The estate guarantees you a real break from it all, in the heart of the countryside, with the light of the Languedoc and, above all, no neighbours in sight.


Location

The property enjoys a privileged location just a 15-minute walk from the medieval city of Carcassonne, a World Heritage Site, and a 20-minute walk from the shopping centre.
You will be a 10-minute drive (or taxi ride) from the train station or airport.
You can enjoy the absolute tranquillity of a rural estate, surrounded by vineyards and open countryside, while remaining connected to the life, culture and gastronomy of the region.
This is the ideal place to stay to discover the Cathar country, explore the local gastronomy, or simply enjoy a peaceful, green haven for a memorable stay. 



Notes:
- You will have access to all facilities, but will not be allowed to enter the animal park.
- Parties are not permitted and it is strictly forbidden to have guests other than those specified in the booking. Any breach of these rules will result in the immediate termination of the contract and the expulsion of all tenants without compensation for the remaining nights.
- The estate's two Saint Bernard dogs will keep you company throughout your stay. They are extremely friendly with adults and children. If the presence of the dogs is a problem for you, they can be removed on request a few days before your arrival.
- The dogs and the animals in the park are fed by the villa every day (discreetly, via the rear of the estate, out of sight).
