Note: one of the double bedrooms has a sofa bed, allowing the capacity to be increased to 14 people.


Indoors 

The entrance to the villa reveals a sumptuous open-plan living area, comprising a spacious living room, a cosy dining room and a fully equipped modern kitchen. The interior décor blends contemporary design with Mediterranean touches, creating a warm and refined atmosphere. Every detail has been carefully considered to ensure a harmonious stay. The living room and dining room open onto the terrace, facilitating the transition between indoors and outdoors and allowing you to make the most of the Mediterranean climate.


Outdoors 

The villa boasts impressive outdoor spaces designed for enjoyment and relaxation. The main terrace, with its private swimming pool and sun loungers, offers the perfect setting for lounging in the sun whilst taking in the spectacular sea views. The al fresco dining areas are ideal for convivial dinners under the stars, whilst the lounge areas invite you to unwind. Direct access to the beach, via a small gate, means you can reach the fine sand in just a few steps, making this villa perfect for seaside lovers.
One car can be parked inside the property (in the entrance hall, enclosed courtyard) and there is also one free private parking space outside (against the property wall).


Location

Located in Mauguio, within the seaside resort of Carnon-Plage, the property enjoys an exceptional location. Shops and restaurants are within walking distance, offering easy access to local amenities.
The villa is situated on the main avenue in Carnon-Plage and offers direct access to the beach (1 minute).
The Cocci Market Easy (mini-market and bakery, open 7 days a week from 7am) is 100 metres away, practically opposite, a 1-minute walk.
A 6-minute walk away, the Jëmm Truck serves snacks and simple meals right by the beach.
For shopping, Spar and Utile are a 20-minute walk along the avenue, as well as two bakeries and a chemist’s at the harbour.
Other restaurants (Le Skipper, Au Cœur des Sables, etc.) are a 20–25-minute walk away.

The vibrant city of Montpellier is just a 20-minute drive away, ideal for cultural excursions or a day’s shopping. Montpellier Airport is approximately 15 minutes away. The surrounding beaches and various water sports offer endless opportunities for enjoyment, making this the perfect location to discover the charms of the Occitanie region.
