Indoors
On the garden level, the through-living space unites an open-plan kitchen (large refrigerator, dishwasher, cappuccino machine, reverse osmosis system), a dining room for ten guests, and a living room equipped with satellite TV, high-speed Wi-Fi, and Sonos speakers. Sliding glass doors blur the boundary with the terrace, while a glass-enclosed office allows you to work in the cool of the air conditioning. Upstairs, three bright suites open onto the surrounding greenery; the master suite boasts a private terrace and an outdoor shower. On the ground floor, a fourth bedroom opens onto the garden, and the nomadic canvas pavilion can be configured at will as a fifth bedroom or an air-conditioned yoga studio.
Outdoors
The lap pool (13m x 4.5m - 1.1m) runs along the façade, framed by a light-colored coping and a lawn dotted with palm trees. Hammocks, sun loungers, and a fire pit create relaxation zones, while the private dock invites you to set off on a paddleboard or sip a cocktail as you watch the sunset. A solid wood table shaded by an awning hosts meals prepared on the BBQ, and four parking spaces complete the amenities.
Staff & Services
A bilingual concierge is available 24/7. The chef is on site twelve hours a day, six days a week (groceries billed at cost + 20%)*; a housekeeper provides five hours of cleaning, six days per week; and a gardener** maintains the pool and grounds. A golf cart is included***; events for up to forty guests can be arranged on request.
*Chef arrives at 8 am and departs at 8 pm. Grocery costs not included; a 20 % procurement fee applies.

Location
Within the gated community of Puerto Aventuras, the villa is 79 km from Cancún airport (about 1 hour and 5 minutes) and 20 km from Playa del Carmen. The marina, shops, and restaurants are reachable in a five-minute golf cart ride or a ten-minute walk. A public beach can be reached in five minutes by car. Tulum lies 47 km to the south, Akumal is 27 km away, and the Dos Ojos cenotes are 35 km away, offering a range of cultural and nautical excursions before returning each evening to the marina’s tranquility.
